Founder & CO-CEO

Steven J. Goldstein is the co-founder and Co-Chief Executive Officer of 1031 AES, LLC, a national qualified intermediary handling tax deferred exchanges in accordance with the guidelines of IRC Section 1031. Mr. Goldstein founded Title America Land Services, Inc., a national title insurance agency over 15 years ago and currently serves as its President and General Counsel. In addition to the foregoing, Mr. Goldstein is an attorney duly licensed to practice law in New York and is the managing member of Steven J. Goldstein, PLLC, a law firm handling residential and commercial real estate matters. Mr. Goldstein was admitted to the practice of law in 1987 and is a graduate of the Hofstra University School of Law. He is a member of the New York State Bar Association and Nassau County Bar Association. Mr. Goldstein lives in Brookville, New York with his wife Sharon and dog Brody. They have 2 children, Lauren, and Emily and 2 grandchildren.

Founder & CO-CEO

Jared Beschel is the Co-Founder and Co-Chief Executive Officer for 1031 AES, LLC. During his 20-plus years as an attorney in the real estate and title industry, Jared has represented buyers, sellers, developers and lenders in sophisticated multi-million dollar commercial, residential and 1031 tax deferred exchange matters.

Jared received a Bachelor of Science Degree from SUNY Oneonta and a Juris Doctorate from the Hofstra University School of Law. He is a member of the New York State Bar Association.

General Counsel

John Brosnan is the General Counsel of 1031 AES, LLC. In his role as General Counsel, John supports the operations of the business and serves as a resource for 1031 AES clients and their advisors. Since becoming an admitted attorney in 2013, John has represented clients in a wide range of real estate related matters including representing clients in all phases of residential and commercial real estate transactions, asset purchases, leases, and the execution of 1031 exchanges. John has also represented both institutional and private lenders in real estate transactions.

In addition to his position at 1031 AES, John is a partner at Jared Beschel & Associates, PC where he represents clients in all real estate related matters and represents the Village of Farmingdale as a prosecutor where he has been a resident for over 30 years. John’s legal experience also includes criminal defense, traffic violations, and estate planning.

John is a graduate of Binghamton University, where he received a B.A. in History in 2010. John then graduated from the Maurice A. Deane School of Law at Hofstra University where he was an Articles Editor for the Labor and Employment Law Journal. He is admitted to practice law in the State of New York and in the Eastern District for the State of New York.

Managing Director of Sales

Dan Purcell comes to 1031 Asset after spending 23 years working in Sales & Trading on Wall Street, most recently as the Head of North American Sales & Trading for the Australian Bank Bell Potter Securities.

Dan has spent the last few years running his own Real Estate Services firm, Leeds Pond Properties. Dan received his B.A. from Georgetown University 94’ and subsequently his J.D. from Fordham University Law School 00’.

Director of Operations

Teresa Petruccelli Weston is the Director of Operations at 1031 AES, LLC, a leading Qualified Intermediary specializing in 1031 Exchanges. Teresa  is a Boston University graduate with a rich background in marketing and account services. She began her career at Mullen, where she worked on GM Card and other direct-to-consumer brands. Teresa later joined Grey Interactive and Dotglu, leading strategic campaigns and digital initiatives for high-profile clients including M&M’s, BMW, and GM Card. Her expertise eventually brought her to Adelphi University, where she applied her skills in a higher education setting.

Now serving as Director of Operations at 1031 AES, LLC, Teresa leverages her strategic and client-focused experience to guide individuals and businesses through the complexities of 1031 exchanges. She is committed to delivering a seamless and secure process, helping clients preserve wealth and maximize investment potential through compliant and timely asset exchanges.

Teresa lives in Manhasset, New York, with her husband, Bobby, and their three children—Julia, Peter, and Sandro.

Director of Business Development

Devin Sullivan is the Director of Business Development at 1031 AES, LLC, a leading Qualified Intermediary specializing in 1031 Exchanges. With more than 15 years of experience across real estate sales, relocation services, and business operations, Devin has developed a reputation for building strong client relationships and guiding successful exchange strategies.

At 1031 AES, Devin leads the company’s business development efforts, working closely with real estate professionals, attorneys, and investors to streamline the exchange process and provide tailored support. Her background in client services and business management uniquely positions her to identify growth opportunities and foster long-term partnerships.

A graduate of Bentley University with a degree in Business Management, Devin brings both analytical expertise and a client-focused mindset to every engagement. Her passion lies in helping clients maximize their investments while navigating the complexities of real estate transactions.

Exchange Coordinator

Jessica Perna is the Exchange Coordinator at 1031 AES, LLC. She assists with the preparation of 1031 exchange documents and is responsible for coordinating and supporting exchangers and their advisors throughout the transaction. Jessica has experience in conducting real estate transactions for lenders on residential properties and is a licensed NYS Mortgage Loan Originator.

Jessica Perna began working as a legal assistant in real estate law in August 2022. She has gained valuable experience in all aspects of real estate law, including but not limited to purchases, refinances, and CEMAs for both residential and commercial properties.

Prior to working as a legal assistant, she was a National Closing Manager for a Mortgage Lender for ten years.
